Abstract : This paper is concerned with estimating the determinants of housing price structure in Saudi Arabia. It deals with the unfurnished rented apartment sector in the housing market of the city of Jeddah. For this purpose a survey was conducted to obtain the required information on housing rental values and their related factors from interviews with 127 households. Using a step-wise multiple regression a hedonic model for dwelling rents was conducted. The coefficient estimates for structural neighborhood accessibility and household variables are consistent with previous research. The signs of the most important coefficients are as expected and significant. Among structural variables type of construction. number of bedrooms, number of bathrooms, garage, and telephone are the most significant variables in determining the rent. Median family income, the only neighborhood variable included, is also significant. However. travelling time to the Cournich is the only significant coefficient among accessibility variables included in the model. Finally, the empirical results indicate that both house hold variables are significant in determining the dwelling rents in the city of Jeddah. The rest of the variables included in the model, even though the majority have the expected sign, are insignificant.
