Abstract : Within the framework of the standardization of the lease, the Ministry of Housing, in cooperation with the Ministry of Justice, developed and adopted a unified lease in a form that preserves the rights of all parties to it, the lessor, the lessee and the real estate broker. The objective of the lease system is to regulate and facilitate the relationship between the parties to the contract, and to enhance confidence in the contract, which will stimulate investment. Firstly, it is considered as an executive deed before the judiciary. The objector to do is to go to the court of execution, which reduces the burden on the judiciary to reduce the number of cases filed for rent. Second, it is possible to choose the mechanism of payment (annual - semi-annual - quarterly) in addition to the ease of payment as it can be paid electronically. Third: One of the most important features in this contract for the tenant is the existence of a clause relating to the obligation of the lessor to perform periodic maintenance related to the safety of the building to enable the tenant to use it. Fourth, it helps in the national digital transformation that is in line with the Kingdom's Vision 2030. This contract has been studied under the title: "The provisions of the unified lease in the Saudi system". The subject has been studied through several axes, namely: Find out what is an electronic lease. Identify the legal adaptation of the electronic contract in terms of its means of electronic form. Different lease contract (electronic) from paper contract. Know the effects of the unified lease (electronic) on the parties and others. What is the legal status of the paper lease, is it a means of proof or not. The study reached several results, including: The unified electronic lease contract is conducive to enhancing the investment climate and attracting international investments to the Kingdom, because of the positive provisions of this contract that preserve the rights of all parties. The unified electronic lease contract contributes to obtaining statistics about Saudi and expatriate tenants, benefiting the plans of the Ministry of Housing, the plans of the Ministry of Planning and all planning authorities to accurately estimate and provide service needs. The standard electronic lease contract reduces the number of rental cases in the courts, leading to a full-time judiciary for other cases. The unified electronic lease contract contributes to the clarity of the items related to the lease to all dealers. The fact that a lease is considered a binding executive deed has many advantages, especially when there is a need to resort to justice.
